Don Burton – President
There’s no greater moment than when a customer receives the keys to the front door. Don built Evergreen from a small West Seattle office to a major regional company that encompasses more than 40 branches in the Western United States. During a period of upheaval in the mortgage banking industry, Don held fast to the values that motivated him to launch Evergreen in 1987. His passion to transform the lending experience for home buyers continues to define Evergreen as an organization and to inspire Don as a leader of positive responsive change. Hands-on, creative, insightful, Don is a visionary by nature. He insists on resilience and flexibility in charting Evergreen’s course. His many years at Evergreen’s helm makes him a rarity in the industry, a leader who knows all facets of mortgage banking, from sales and production, to credit risk and managing solvency long-term. Don started in the business as a real estate agent. Understanding the business inside and out makes Don a collaborative leader. He has an open door policy and invites company employees to participate in brainstorming and the direction of the organization. Don has served on the board of the Washington Mortgage Lenders Association since 1996 and was president in 2000, 2008, and 2009. He is active in many philanthropic efforts and supports opportunities to improve youth programs throughout the country. A lifelong Seattle resident, Don lives in the area with his wife and two sons and enjoys traveling and the outdoors.
Teri Hermann – Chief Risk Officer
The company is passionate about home loans and creating an exceptional experience for its associates and customers. Most importantly, there’s a desire to make sure we do what’s right upfront by developing an environment that promotes sustainable homeownership. Teri Hermann is the chief risk officer for Evergreen Home Loans. She directs all regulatory compliance and risk for the company including overseeing compliance, audit, risk management, quality assurance, and quality control. Teri has more than 20 years’ experience in the mortgage industry with a wide range of expertise including credit risk, underwriting management, quality control, loan operations, and customer service. Teri is well-versed in all areas of mortgage lending. Previously, Teri held positions in finance and banking with the last 14 years spent working at Evergreen.
David Floan – Executive VP, Loan Production
David Floan is the executive vice president of loan production for Evergreen Home Loans. He leads all sales origination channels and directs the efforts of the company’s distributed sales force, including lead generation strategies, business planning, strategic alliances, P&L management, and recruitment. David brings to Evergreen a strong mortgage banking background, having held executive positions in both production and operations. His expertise covers a wide range of industry roles including production, secondary marketing, investor relations, underwriting, training, compliance, quality control, and risk management. David holds a bachelor of arts degree in business administration and management from Washington State University.
Tamra Rieger – Executive VP of Loan Fulfillment
I feel like I’m back home. In terms of ‘getting it done’ for the customer, no one does it better than Evergreen. Our fulfillment model is very streamlined giving our customers a much better experience when it comes to meeting their expectations. Tamra Rieger comes back to Evergreen for a second time and serves as the executive vice president of loan fulfillment. In this role, she’s responsible for the overall customer experience and directs loan documentation, quality control, processing, underwriting, and closing functions for the company. In 1996, Tamra began her career at Evergreen in secondary marketing and worked in many of the back office departments including post closing, shipping, doc drawing and funding. She moved to Bay Mortgage in 1998 and helped the company transition from a mortgage broker to a mortgage banker while playing an instrumental role in setting up the secondary marketing, funding and post closing departments. After 6 years at Bay Mortgage, she was promoted to vice president of secondary marketing. Tamra was also instrumental in opening a mortgage division for a bank in Kitsap County where she obtained valuable experience about the banking world and regulatory environment. She holds a bachelor of arts degree in the college of architecture and urban planning from the University of Washington. She enjoys skiing, water skiing and snow mobiling and resides in Bellevue, Washington.
Todd Miles – Regional Manager

As regional manager for Southwest Washington, Oregon, California and Idaho, Todd Miles has a proven track record in managing sales teams to high performance levels. Many originators within his region are recognized as part of the elite Evergreen President’s Club which honors top performers including Todd himself. Todd got his start in the mortgage business in 1986 and went on to co-own Alliance Mortgage, a regional mortgage company during the 1990s. Prior to Evergreen, Todd held regional manager roles for HOME123, RBC Mortgage, and Sterling Capital. Todd has more than 27 years’ experience leading sales efforts, coaching, and shaping product development. Todd holds a bachelor of arts degree in business and finance from Western Washington University and resides in Vancouver, Washington.
Don Zender – Regional Manager
I’m truly thankful for the opportunity to positively impact a customer’s world by offering a complete home financing solution they can trust. Don Zender is Vice President and Regional Manager. In his role, he serves as branch manager of the Bellevue branch and is the regional manager for branches in Federal Way, Northgate, Gig Harbor, Proctor, Tacoma, Marysville and the offices in Arizona. With nearly thirty years in the industry, a Washington state native and a graduate of Western Washington University, Don has counseled thousands of people looking to buy in one of the most competitive markets in the country. Whether it’s offering advice on how to help homebuyers secure a winning offer or educating a client on how the home loan process works, he has the expertise to help guide homebuyers into making informed decisions. Understanding the importance of home and family is at the root of Don’s success. With his wife Linda, he has raised two children, Monica and Luke so he knows how personal and emotional the process of buying and financing a home is, and that it’s likely to be one of the most important decisions his customers will make.
Regina Angulo – Human Resources Manager
What attracts me most to Evergreen is the family-like feel. Having grown up working in my entrepreneurial family business, I appreciate how the leadership at Evergreen keeps the human factor of business alive even as we grow. We are all individual people who have special gifts and talents which combine for great success. The company’s commitment to building a winning team and family atmosphere grounded in respect inspires me. Regina Angulo is the human resources manager for Evergreen. In this role, she oversees all phases of human resource activities for the company including recruiting and retention, staffing, organizational development, performance management, compensation, payroll, benefits and policy. Regina has special expertise in the areas of talent acquisition, employee relations, and employment law. Prior to Evergreen, Regina held executive HR positions in the technology, and banking industries. Regina holds an MBA from the University of Phoenix with an emphasis in Human Resource Management and a bachelor of arts degree in German from the University of Oklahoma with a minor in history. She has one daughter and resides in Woodinville, Washington.
David McFadden – VP, Secondary Marketing
The people of Evergreen are warm, courteous and completely focused on the customer. It’s a great place to work. In his role as vice president of secondary marketing, David is responsible for daily rates and pricing, loan sales, program availability and that esoteric discipline known as pipeline hedging activities. David is a 25-year veteran of the mortgage industry and is particularly interested in market developments and trading mortgage-backed securities. David is responsible for launching the company’s new loan servicing platform. He blends his secondary marketing insights with a keen knowledge of the lending industry to create programs and services that represent the diverse needs of the organization’s customers. David has a bachelor’s degree in business from the University of Montana. He is married with two children and lives in Duvall, Washington.
Jeanne Corvese White – VP, Director of Marketing
I’ve never worked for a company that believes so passionately in making such a powerful difference for its customers. Jeanne is responsible for shaping the company’s brand positioning and overall strategic marketing approach. Jeanne has more than 18 years marketing experience within the home financing industry. Earlier in her career, Jeanne was the senior vice president of marketing for the nation’s largest mortgage banking company and created the company’s first fully customized CRM technology platform for loan officers. She has deep experience in creating scalable marketing technology solutions for numerous mortgage companies. Jeanne has a bachelor of science degree in mass communications from Towson State University.
Joe Moley – VP, Servicing and Customer Care
This is a place that fosters professional growth and lives by its convictions every day. Joe is Vice President of Servicing and Customer Care for Evergreen Home Loans. In this role, Joe oversees a loan servicing portfolio of $2 billion and growing. He directs all areas of loan servicing including loan boarding, cash management, escrow management and investor reporting. In addition, Joe maintains sub-servicing relationships and handles loss mitigation and borrower outreach. Joe has extensive, c-level experience in the financial services industry. His past leadership experience includes serving as Construction Department Manager, Chief Financial Officer and Chief Operating Officer at Evergreen. Joe presents a set of well-rounded skills and has an educational background in professional writing, computer programing, marketing and accounting.

Kirk Faulkner is passionate about building teams and establishing markets for home financing opportunities. As area manager for Oregon and Southwest Washington, Kirk’s mission is to facilitate growth consistent and aligned to the company’s core values.
Prior to Evergreen, Kirk held branch and district management roles for two major mortgage companies. He is an active member of the community and supports many local causes in the areas he manages.
Kirk is an alumnus of Leadership Clark Country and past president of the Clark County Association of Realtor’s Foundation board. He holds a Bachelor of Arts degree from Eastern Washington University.
